Emily Doyle
Emily Doyle is the founding partner and President of Girard Management. She coordinates the long-term strategy of the company, along with handling the primary accounting responsibilities. Prior to founding Girard, Emily was a financial analyst and internal auditor at Ecolab for 7 years. She graduated from the University of Minnesota Carlson School of Management with a degree in finance and lives in Minnetonka with her husband and partner in Girard, Ryan, and their three children.

Scott Krzmarzick
Scott joined Girard Management in its infancy and has grown with the company. He began as a Leasing Associate and overtime has become our Operations Manager. He manages our maintenance team to ensure properties are operating efficiently and kept in good condition, along with monitoring budgeted spending and managing capital projects. On the leasing and management side, Scott monitors and adjusts vacancy and rates as the market shifts, and assists in Account Receivable functions.
Scott holds a MN Real Estate License and completed the MMHA Certified Residential Manager program. Aiding in curb appeal, Scott also worked in landscaping for 7 years, the last 3 as a foreman. He attended the University of Minnesota and graduated from Anoka High School.

Dan Schnerk
Dan joined Girard Management in 2006 and began working as a Leasing Associate and assisted in Accounts Receivable and Accounts Payable functions. Since 2006, Dan has become our Senior Leasing & Accounting Associate. While he still assists in leasing duties, Dan’s time is primarily spent managing all Accounts Payable & Accounts Receivable functions, completing monthly accounting functions, and prepares the monthly financial reports for all properties.
Dan holds a MN Real Estate License, is a member of St. Paul Association of Realtors and completed the MMHA Residential Manager program. He has a Bachelors Degree from the University of Minnesota and graduated from Bloomington Jefferson High School.

Judy Krzmarzick
Judy brings great management skills to the team after a career spent as a retail store manager. Judy is a Leasing Associate at Girard Management and is our Turnover Specialist, as she is able to manage many details in regards to move-ins, move-outs, and resident requests. As a resident, you will receive a call from Judy if you have a question or concern regarding your lease or apartment.
After shifting careers in the 70′s from a hair stylist to store manager and then to Leasing Associate, Judy notices many small details around the properties, which greatly aids to the portfolio’s curb appeal.
Judy completed the MMHA Certified Residential Manager program. She graduated from DeLyle’s Academy of Beauty Culture and Comfrey High School.

Dirk Peterson
Dirk is Caravelle Apartment’s On-Site Property Assistant. Serving a career in sales and managing restaurants, Dirk brings a solid skill set to leasing apartments and managing the daily operations of Caravelle Apartments, a 108-unit property. Dirk handles all apartment leasing and resident concerns. He also works closely with maintenance to ensure quality operations of the property.
Dirk holds a liberal arts degree from the University of Minnesota, after spending the begininng of his college studies at the University of Wyoming. He graduated from Edina High School.

Andy Jurek
Andy joined Girard Management in 2007 as a Maintenance Technician. His initial training came from MMHA’s Certified Residential Maintenance Technician program and from there his skill set grew from on-the-job training. As Girard Management grew, Andy saw the need to manage work orders better. As a result, Andy is the Maintenance Team’s Supervisor, and daily prioritizes and delegates work orders to the team.
Andy has a “Special” Boiler’s License and holds certifications in Lead Based Paint Removal and as a Residential Maintenance Technician. He graduated from University of Wisconsin River Falls with a degree in marketing and communication and from Anoka High School.
Separate from Girard Management, Andy is also the President of State Wide Realty and holds a MN Real Estate License.

Tim Sokoloski
Tim joined Girard Management in 2006 and is our most experienced Maintenance Technician. Tim is a solid leader for the Maintenance Team and has been a mentor and educator for team. Along with his skill set, Tim’s patience and experience allows him to “step-back” for a moment to determine to best action for repairs and maintenance.
Tim has been practicing the maintenance and repair of properties for most of his career. He holds a 2nd-class C Boiler’s License and a Pool & Spa Certificate. After graduating from Washburn High School, Tim spent 4 years with the U.S. Coast Guard-Helo, attended Hennepin Technical College for Electrical and A/C Refrigeration studies, and spent 1 year as a plumber’s assistant.

Josh Malec
Josh joined Girard Management in 2007 as a Maintenance Technician. His primary post is at Caravelle Apartments. Since 2007, Josh has completed fantastic unit improvements at Caravelle Apartments and has been involved in managing large boiler rehabilitations, along with full water main, boiler, and roof replacements. Since he helped create operating efficiencies at Caravelle, you may see him dispatched at other properties in Girard Management’s portfolio.
Josh holds a Special Boiler’s License and attended Anoka Tech for automotive repair. He practiced automotive repair work for three years and transitioned to building maintenance in 2007. Josh graduated from St. Anthony Village High School.

Matt Keniston
Matt joined Girard Management in 2008 as a Maintenance Technician. He brought to Girard Management’s team a needed Pool & Spa Certification. Matt has proved himself to be a loyal employee and team member. He handles his work load and always finds the time to squeeze in one more work order request. In addition, Matt is unafraid to take on new repairs and expand his skill set.
Matt holds a Pool & Spa Certificate and a Special Boiler’s License. Before starting in property maintenance, Matt worked on construction sites for the repair and remodel of residential homes. He graduated from Park Center High School in Brooklyn Park, MN.

Jacob Cannady
Jacob joined Girard Management in 2010 as a Maintenance Technician. As the newest team member, Jacob comes to Girard Management with a strong maintenance background and is clearly willing to add to his skill set. He is incredibly organized and will continue to be a strong member of Girard’s maintenance team.
Jacob has a Special Boiler’s License and has his Pool & Spa Certificate. He attended Dunwoody College of Technology and completed carpentry and plumbing courses. Jacob graduated from Washburn High School.
